Selling your home during the holidays doesn’t mean you have to hold back on the festivities. Let your home shine while attracting buyers during the most wonderful time of the year with these seasonal touches.

 

Deck the halls:

Don’t let selling your home stop you from spreading the holiday cheer. Subtle hints like a welcoming evergreen wreath at the front door, mulled cider brewing on the stovetop or hand-sewn stockings hanging from the fireplace awning gives the space a jolt of spirit.

 

Trim the tree:

Usually the most eye-catching piece of the living room during the holiday season, make sure your spruced-up Christmas tree matches the aesthetic you want to sell to potential buyers. If your living room has a clean-cut scheme with ivories and whites, for example, make sure your baubles fall under the same color palette.

 

Tone it down:

As tempting as it is to blow up some lawn ornaments to celebrate the season, it’s best to go for a minimalist approach during this crucial selling time. Neatly highlight the defining elements of your home’s exterior with snow-white lights or hang a fresh garland with bright red bows from your rooftop or mailbox.

 

Warm up:

Before open houses, make sure your home feels as cozy as possible. Now’s the perfect time to light a fire in your fireplace and warm up your home. If your home is lacking the fiery centerpiece, turning up the thermostat to a comfortably toasty level gives potential buyers extra incentive to linger for a while to escape the brutal cold outside—and allows them to fully digest the best qualities of your home.

 

Tune up:

Fill up the hallways with contemporary holiday classics while potential buyers are roaming the halls. Make a mix of festive favorites: go old-school with Frank Sinatra’s “White Christmas” or Natalie Cole’s take on “The Christmas Song”…or just play Mariah Carey’s “All I Want for Christmas (Is You)” on a loop.

 

Feed the masses:

The best way to make somebody feel at home – potentially at their future home – is through their stomach. Whip up some holiday-themed cookies and mocktails to serve during your open house; the extra hint of hospitality will keep you in the mind of prospective buyers even after the last present is unwrapped during the holidays

Even though you don’t have a sprawling backyard, that doesn’t mean you can’t enjoy entertaining outdoors. Make the most of your petite patio and turn it into a pocket-sized paradise. Here are our tips for how to decorate small spaces for outdoor entertaining.

 

● Arrange furniture the right way: The best way to maximize space is to arrange your furniture around the perimeter of the deck or patio. Think twice before placing a table in the center, and instead give your guests plenty of room to stand or move around.

 

● Add extra seating with large pillows: Get a few extra spots for guests to sit without taking up too much space by throwing in some large floor pillows. They add an extra element of coziness, plus they’re easy to add or subtract.

 

● Use color wisely: Color can make all the difference when decorating, especially in such a small space. Keep things fresh and airy by sticking to a monochromatic palette in whites or grays. Or add a bit of fun by using colorful accents in eye-catching patterns.

 

● Be strategic when choosing furniture: Save space by investing in two-for-one pieces of furniture, such as nesting tables, storage ottomans and benches (which can also be used for seating), and folding tables and chairs.

 

● Bring on the plants: There may be plenty of foliage outside already, but use it strategically in your entertaining area. Plants are a simple way to liven things up and make your modest space feel like an exotic retreat.

 

● Hang up lights: Strings of bistro lights can instantly open up a small space. Plus, that warm glow will give things a cozier vibe.

It’s officially fall! Break out your sweaters, boots, hot apple cider, and other fall essentials. Make your home cozy and comfortable so you can enjoy family game nights, carving pumpkins, and curling up with a good book.

 

Use these tips to make your home snug and homey:

 

1. Candles: Lighting a candle, especially one that gives off a fall scent, such as pumpkin or apple spice, will help you relax after a long day. Scented candles fill a room with a sweet or spicy aroma, give an extra bit of light, and add a calming effect to your house. They instantly make any fall night cozier. (For safety never leave burning candles unattended).

 

2. Plush throw blankets: Placing a fleece or knitted blanket on your couch will instantly add a warm feeling to your home. Curling up under a blanket on a cool night, while your scented candles are lit, makes all the difference. As an added bonus, this is a great way to add color and decoration to your furniture.

 

3. Switch your curtains: During the summer months, you keep your window treatments as light as possible to cool off your home. Now with a cold breeze in the air, warm up with a heavier material. This adds natural warmth and coziness to the room. Go the extra mile and make the curtains a deep, warm color like chocolate brown to really bring the season into your home.

 

4. Add a fabric table runner: Sitting down at your dining room table can sometimes feel too formal and bare tables don’t add anything extra to the room. Change the dynamic by adding a seasonal table runner. This brings a homely feel and makes any family dinner feel more festive.

 

5. Layer your area rugs: Putting more than one area rug in a room will give an added cushion, perfect for lounging on the floor and watching television on a chilly night. More than one rug also means more warmth so the chill that wooden floors bring won’t be an issue this season. Opt for a color like orange or brick red to tie the look together.
