As the temperature in many areas of the country starts to cool down, you might think that the housing market will do the same. This couldn’t be further from the truth! Here are 4 reasons you should consider buying your dream home this winter instead of waiting for spring!

 

1. Prices Will Continue to Rise

CoreLogic’s latest Home Price Index reports that home prices have appreciated by 6.3% over the last 12 months. The same report predicts that prices will continue to increase at a rate of 5.2% over the next year.

 

The bottom in home prices has come and gone. Home values will continue to appreciate for years. Waiting no longer makes sense.

 

2. Mortgage Interest Rates are Projected to Increase

Your monthly housing cost is as much related to the price you pay for your home as it is to the mortgage interest rate you secure.

 

Freddie Mac’s Primary Mortgage Market Survey shows that interest rates for a 30-year mortgage are currently at 4.08%. The Mortgage Bankers Association, Fannie Mae, Freddie Mac & the National Association of Realtors are in unison, projecting that rates will increase by this time next year.

 

An increase in rates will impact YOUR monthly mortgage payment. A year from now, your housing expense will increase if a mortgage is necessary to buy your next home.

 

3. Either Way You’re Paying a Mortgage

There are some renters who have not yet purchased a home because they are uncomfortable taking on the obligation of a mortgage. Everyone should realize that, unless you are living with your parents rent free, you are paying a mortgage – either yours or your landlord’s.

 

As an owner, your mortgage payment is a form of ‘forced savings’ that allows you to have equity in your home that you can tap into later in life. As a renter, you guarantee your landlord is the person with that equity.

Recently released data from the National Center for Health Statistics revealed that 1.3 million Millennial women gave birth for the first time in 2015. There are now over 16 million women in this generation who have become mothers.

 

“All told, Millennial women (those born between 1981 to 1997) accounted for about eight in ten (82%) of U.S. births in 2015.”

 

The data also shows that this generation has waited until later in life to become parents as only 42% of Millennial women were moms in 2014, compared to 49% of Generation X at the same age. A Pew Research Center article discussing the data, points to social influences that may have contributed to the delay:

 

“The rising age at first birth is hardly limited to the Millennial generation. It has been a trend since at least 1970. Many factors may contribute, including a shift away from marriage, increasing educational attainment and the movement of women into the labor force.”

 

Do Millennials Want to Be Parents?

“While Millennials may be delaying parenthood, it’s not for a lack of interest in eventually becoming moms and dads. Members of this generation rated being a good parent as a top priority in a 2010 Pew Research Center survey. 

 

Some 52% said it was one of the most important goals in their lives, well ahead of having a successful marriage, which 30% said was one of their most important lifetime goals.”

 

So, What Does This Mean for the Housing Market?

As Jonathan Smoke, Chief Economist for realtor.com explained: “At any given time in our history, demographics would explain 60-80% of what’s happening [in the market], and we are in a period of time where Millennials make up a largest demographic group.”

 

As more and more Millennial families are formed, this generation will shift their focus to providing the best home for their children to grow up in, the best school districts, and often to the stability that owning a home of their own provides.

 

Two-thirds of Millennials have not yet reached the average first-time home buying age of 32, as reported by the National Association of Realtor. The homeownership rate amongst Millennials has nowhere to go but up!

 

Bottom Line

Millennials as a generation have delayed traditional social norms until later in their lives. Whether getting married, having children or buying a home, the desire to provide for their family is still there, even if it takes a little while longer than it did for previous generations.

During Halloween, we welcome the presence of spooky beings. While creatures like skeletons and ghosts are fun, creepy-crawlers such as spiders and mice are never invited guests. To stop insects and rodents from crashing Halloween parties, instruct your clients on these pest prevention guidelines. After all, their house should be decorated in fake cobwebs – not real ones!

 

Plug the Gaps

Over time, gaps form between windows and window frames at varying rates. These gaps are caused by differing expansion and contraction rates of various materials at different temperatures. Homeowners should apply caulk to these window gaps, and to any gaps in attic vents. It’s also wise to install new weatherstripping around doors. This shield around the home may keep insects and rodents out as well as potentially improve the home’s energy efficiency in the cold weather.

 

Create a Chemical Barrier

Suggest that homeowners protect their home by spreading an insecticide along the foundation of their house, a couple of feet from the ground up and a couple of feet from the foundational wall. Either a liquid spray or a granular insecticide can be used to help combat the bugs around a house’s perimeter. Make sure that they trust a professional to implement pesticides with chemicals that are not harmful to people or pets. Trick-or-treaters would certainly appreciate the effort.

 

Examine The Roof and Chimney

Because mice can easily climb brick walls and enter a house through the chimney, recommend that your clients install chimney caps, or a metal cover secured on top. Not only could this prevent unwelcome critters from infesting a home, but it could also block autumn leaves from falling into the chimney and posing a fire hazard.

 

Check The Trees in Your Yard

Trees around the perimeter of a house can act as a welcome mat for raccoons, skunks, and mice. Make sure that no tree branches touch the house, especially on the roof, as animals love to climb from branches and enter homes. Also, insects congregate near woodpiles and shrubs, so keeping a distance between the home and woodpiles and shrubs makes bugs less likely to travel into the house.

 

Don’t let all the hard work go to waste. Your clients should stay vigilant and close all garage doors, windows and screen doors at night. If unwanted creatures still find a way into the home, the best plan may be to banish them with traps or poisons. However, since it is much easier and cheaper to prevent pests from entering in the first place, be sure your clients follow these guidelines to keep their home protected. This Halloween, they’ll have the house that spooks trick-or-treaters with freaky decorations, not with terrifying critters.

It’s that time of year; the seasons are changing and with them come thoughts of the upcoming holidays, family get-togethers, and planning for a new year. Those who are on the fence about whether or not now is the right time to buy don’t have to look much further to find four great reasons to consider buying a home now, instead of waiting.

 

1. Prices Will Continue to Rise

CoreLogic’s latest Home Price Index reports that home prices have appreciated by 6% over the last 12 months. The same report predicts that prices will continue to increase at a rate of 5.4% over the next year. The Home Price Expectation Survey polls a distinguished panel of over 100 economists, investment strategists, and housing market analysts. Their most recent report projects home values to appreciate by more than 3.5% a year for the next 5 years.

The bottom in home prices has come and gone. Home values will continue to appreciate for years. Waiting no longer makes sense.

 

2. Mortgage Interest Rates Remain at Historic Lows

Freddie Mac’s Primary Mortgage Market Survey shows that interest rates for a 30-year mortgage have remained at or below 3.5% for 13 consecutive weeks. The Mortgage Bankers Association, Freddie Mac & the National Association of Realtors are in unison, projecting that rates will increase by this time next year.

Any increase in rates will impact YOUR monthly mortgage payment. A year from now, the percentage of your income that you spend on housing will increase substantially if you choose to wait.

“Households must consume housing whether they own or rent. That’s yet another reason owning often does—as Americans intuit—end up making more financial sense than renting.”

According to a Merrill Lynch study, “an estimated 4.2 million retirees moved into a new home last year alone.” Two-thirds of retirees say that they are likely to move at least once during retirement.

 

As one participant in the study stated:

 

“In retirement, you have the chance to live anywhere you want. Or you can just stay where you are. There hasn’t been another time in life when we’ve had that kind of freedom.”

 

The top reason to relocate cited was “wanting to be closer to family” at 29%, a close second was “wanting to reduce home expenses”at 26%.

 

A recent Freddie Mac study found similar results, as “nearly 20 percent of Boomers said they would move closer to their grandchildren/children compared to 13 percent who said they would move to a warmer climate.”

 

Not Every Baby Boomer Downsizes

 

There is a common misconception that as retirees find themselves with fewer children at home, they will instantly desire a smaller home to maintain. While that may be the case for half of those surveyed, the study found that three in ten decide to actually up-size to a larger home.

 

Some choose to buy a home in a desirable destination with extra space for large family vacations, reunions, extended visits, or to allow other family members to move in with them. According to Merrill Lynch:

 

“Retirees often find their homes become places for family to come together and reconnect, particularly during holidays or summer vacations.”

The 4th of July is fast approaching, so it’s time to break out the sparklers and all things red, white, and blue! If you’ve agreed to be the host for this year’s 4th of July bash, we’ve got you covered. Here are some quick and easy some tips that will help turn your backyard into the a place to celebrate Independence Day. Time to get decorating!

 

Spice up your table with patriotic centerpieces: Running out of time to decorate? No sweat. Fill some mason jars with red, white, and blue gumballs and put a small American flag in the middle for an extra patriotic touch. Who needs bouquets as centerpieces when you can have flags?

 

Create a candy bar: It’s a surefire way to keep the kids happy and entertained, and it doubles as decoration. Keep it red, white, and blue themed; fill mason jars or vases with gumballs, jelly beans, and all the other colored candy you can find!

 

Provide extra lighting with 4th of July themed lanterns: Having an evening party? Decorate luminaries with cardboard paper and ribbon for an easy and festive decoration. You can even enlist the kids’ help in this one!

 

Get your game on: Fill your backyard with games that both adults and kids will enjoy! Cornhole is a classic, and you can look for a set with red, white, and blue beanbags if you really want to stick to the theme. Three-legged races, frisbee, and outdoor badminton are some more games that will ensure your guests will be entertained at all times!

While winter weather can make going outside seem less than inviting, you can entertain your family indoors with your favorite movies and shows in a home theater. With a little help, your theater setup might make the cold a little more bearable. Here are six must-haves for your home theater.

 

1. Theater Seating
Comfortable leather recliners with cushy armrests are a staple of any home theater. The amount of seats is reliant on the size of your space; viewers shouldn’t feel too cramped. Also, the distance you place them from your screen depends on the screen’s size. An easy way to determine seat distance is to take the horizontal length of your screen and multiply it by two to get the minimum distance. Multiply it by five to get the maximum distance. For example: A 60-inch screen would have a minimum distance of 120 inches, or ten feet, and a maximum distance of 300 inches, or 25 feet.

 

2. Video Projector
Installing a quality video projector can ensure that you and your viewers enjoy the best picture possible. Pay attention to the projector’s throw distance, or the distance at which it should be placed away from your screen. Also, consider how far down you should hang your projector and at what angle to tilt it. Most projectors have vertical lens shift, which allows you to adjust the projection regardless of how you mount your projector. For those that don’t, hang your projector with an extension pipe so that you can adjust the hanging distance to perfect the projected image.

 

3. Projector Screen and Lighting
For screen placement, pick a wall where light does not fall on it directly. You can even paint your walls a dark color to avoid glare. Mount the screen on your wall so the bottom is between two or three feet off the ground. This helps every seat in your theater achieve the perfect view. Try adding dimmable overhead lights to add an authentic cinema feeling.

 

4. Surround Sound
The most common speaker system for home theaters is 5.1 surround sound. This six-speaker system is comprised of five full-range speakers and one low-range speaker known as the woofer. The ideal setup for 5.1 surround sound is three speakers and the woofer toward the front of the room, with the remaining two on either side of the back end of the room. Place each speaker at least 20 inches from the wall. If six speakers seem excessive, try a simple three speaker setup with a speaker in front of your screen and two others to the left and right.

 

5. Sound Paneling and Acoustics
Rectangular windowless rooms generally have better acoustics than square ones, but you might not be able to remodel just for your home theater. Sound absorption panels to prevent echoes, although standard dry wall paneling is usually adequate acoustic material for home theaters. Installing carpeting may also improve the acoustics of your in-home theater and add a level of comfort for viewers.

 

6. Mini Fridge
Keep a small refrigerator in your home theater and stock it with refreshments that are easily accessible. After all, you won’t have to stand in line and worry about missing your movie when you’re home! You may also want to stock old movie favorites like popcorn and candy in a non-refrigerated unit in the theater. Just don’t eat too loudly during the movie. 

 

With these home theater features, being snowed in this winter might not seem so bad!

Pick up some easels, fill the walls with things that inspire you and voila! Just keep in mind that because you’ll be in the basement with little light, choose a bulb with a CRI of 80 to 100 to reveal vibrant, natural hues.

 

For the Bookworm
You typically only see it on TV, but some homes do have beautiful built-in libraries.
